Quick start guides for all eight tools in the Agent Intelligence Suite, the complete workflow from first analysis to after the close, and straight answers on where your data lives.

The Complete Workflow

The Suite is one pipeline, not eight separate apps. Here is the path a single client can travel:

  1. 1Analyze. Drop an MLS listing or public record PDF into the Buyer's or Seller's Analyzer. Read the ADU intelligence report with your client.
  2. 2Save. Click Save to Dashboard. The property joins your pipeline with its score, stage, and client name.
  3. 3Package. From the property card, click Build Permit Packet. Permit Pathfinder pre-fills the property, asks the questions a building department will ask, and produces a 6 page pre-application packet PDF.
  4. 4Relationship. Click Send client to CRM. The Agent CRM creates the contact, links the property, and schedules your first follow-up automatically.
  5. 5Numbers and site. Use the Financial Center for illustrative project numbers.
  6. 6Run your business. The Command Center holds your daily board, goals math, scripts, templates, and coaching so the ADU niche becomes a system, not a side project.
  7. 7After the close. Hand your client the Property Manager. They track rent, expenses, and maintenance for their finished ADU, and your name stays in their corner for years.

Agent Dashboard

Your home base. Every analysis, packet, and client action lands here.

1Start at the Sign In page. Sign up once (name, email, brokerage, password), then it is just email and password every time after. Moving computers? Back up your account from the sign in page: one encrypted file (AES-256) carries your account, dashboard, and CRM anywhere, protected by a passphrase only you know.
2Use the sidebar Workspace tabs. Overview shows everything. Pipeline shows the kanban stages. Saved Properties, Goals & Badges, Activity, and the Quick Start Guide each get a focused view. The Suite remembers your last tab.
3Add properties two ways. Save from the Buyer's or Seller's Analyzer, or click Add Property to enter one manually.
4Work the property card. Click any card to open the detail: change stage, add notes, rerun the analysis, Build Permit Packet, or Send client to CRM.
5Drag through the pipeline. Move properties across stages as deals progress. Goals and badges track your momentum automatically.

Agent CRM

Private by design. Your contact records save in the browser you work in; export CSV backups regularly.

1Load your people. Add contacts one at a time, import a CSV from your phone or old CRM, or send clients over from Dashboard property cards.
2Set a cadence. Every contact gets a touch cadence (weekly to quarterly). The Follow-Up Queue sorts everyone due: overdue in red, today in lime, this week in amber.
3Log the touch. Open a contact, pick call, text, email, or meeting, add a note, and click Log touch. The next follow-up schedules itself by your cadence.
4Link properties. Contacts connect to your saved Dashboard analyses, with one-click access to their permit packets.
5Work the retention layer. Add birthdays and home anniversaries, they surface in the Coming Up list 30 days out. The Insights panel shows your database mix, ADU interest funnel, and touch pace. The Command Center reads this same CRM live.
6Back it up. Export CSV regularly. Clearing browser data erases the database, so the backup habit matters.

Buyer's ADU Analyzer

Turn any listing into showing-ready ADU intelligence before the buyer even asks.

1Upload the listing. Drop the MLS sheet or public record PDF. The analyzer reads lot size, living area, utilities, and zoning clues.
2Review the report. You get an ADU potential score, the factors driving it, and talking points you can use at the showing.
3Save to Dashboard. One click adds it to your pipeline with the client's name.
4Build the packet. The Build Permit Packet button hands the property to Permit Pathfinder with the details pre-filled.

Seller's ADU Analyzer

Win listings by showing sellers what their property could become, with compliant language built in.

1Upload the property record. Same drop zone pattern as the Buyer's tool.
2Present the strategy paths. The report frames pre-list options: sell as-is with ADU potential highlighted, or discuss what an ADU conversation could look like, always deferring value questions to an appraiser.
3Use the disclosure language. The output is written to keep you on the right side of licensing rules: potential, not promises.
4Save and package. Same Save to Dashboard and Build Permit Packet flow as the Buyer's tool.

Permit Pathfinder

The pre-application packet builder. Your client walks into the building department prepared instead of hopeful.

1Start from a saved property (details pre-fill) or enter the basics fresh: state, town, lot, living area, utilities.
2Answer the readiness questions. The sheet adapts to the property: septic, wetlands, flood zone, historic district, deed restrictions, plot plan status.
3Read the score. 85 and up suggests a by-right track under the Massachusetts ADU law (Ch. 150 of the Acts of 2024). 60 to 84 means a conditional path. Below 60 means items need review first. The score is preparation guidance, never a permit prediction.
4Generate the packet. A 6 page PDF: property profile, legal pre-check with the size cap math, the question sheet, a document checklist, and a meeting record page for the counter conversation.

Pro Command Center

Your whole ADU business practice in one screen. Set up your Agent Profile first, then work the boards.

1Today's Board. Daily execution tasks tuned to residential or investor mode. Check them off, the streak tracks itself.
2Goals: Reverse Math. Enter your income target and the calculator works backward to deals, appointments, and conversations needed.
3Scripts, objections, templates. Talk tracks for listing appointments, the ADU Objection Handler, and email and text templates ready to personalize.
4CMA Builder and worksheets. Comparable grids with ADU adjustments, meeting prep checklists, the 90 Day Launch Plan, and the Safe Language Card that keeps your phrasing compliant.
5Reference Contacts. State REALTORยฎ associations, housing agencies, and licensing departments with official websites. Always verify locally, contacts and programs change.

Financial Command Center

Illustrative project modeling, never financial advice. The tool makes you acknowledge that before it starts, on purpose.

1Walk the wizard. Project type, budget categories, financing terms, and operating assumptions, each step explains what the inputs mean.
2Read the results board. Monthly payment, operating picture, ten year projections, and the standard metrics with plain-English definitions in the built-in glossary.
3Stress the assumptions. Change occupancy, rates, or costs and watch the picture move. That is the point: ranges, not promises.
4Send clients to professionals. Every serious number gets verified by lenders, CPAs, appraisers, and contractors before anyone acts on it.

ADU Property Manager

The after-the-close gift. Hand this to clients with a finished ADU and stay in their corner for years.

1Run the setup wizard. Where the ADU is, what type, how it is used, and the financial basics.
2Add the tenant. Lease dates, rent, deposit. Security deposit rules vary by state, the tool says so and means it.
3Log the money monthly. Confirm rent received, record expenses, watch the dashboard alerts and reserve fund progress.
4Track maintenance and vendors. Requests, seasonal reminders, and the vendor list live beside the documents vault.

Your Data & Privacy, Straight

Where your work saves. The Dashboard, CRM, Command Center, Property Manager, and every analyzer save their working records in the browser you use, which means clearing browser data erases them. Make the CSV export buttons in the CRM and the save features in each tool your backup habit, and use exports to move your book of business between computers.

What The ADU Exchange collects. Account, usage, and analytics information in connection with the Suite, as described in the Privacy Policy. That policy is the governing word on data practices.

Different browser, different data. The tools do not share data between Chrome and Safari, or between your laptop and your phone. Pick one primary browser for your Suite work.
